FirstService Residential Maintenance Technician in Alameda, California

Job Overview:

The Maintenance Technician maintains an attractive, safe and pleasing environment for residents is of the utmost importance in delivering service to the community. This position is assigned to specific areas to perform and monitor general repairs and upkeep, which may include landscape, common area, resident, and facility maintenance. Customer service is primary, and associates must maintain a good relationship with the residents, co-workers and vendors.

Your Responsibilities:

• Work from written work orders and verbal instruction without direct supervision

• Interface with homeowners to correct maintenance deficiencies

• Interface with maintenance contracts to provide direction as required

• Monitor maintenance and landscape contractor performance; submit reports on contractor performance

• Remove dead trees and plants as needed/approved

• Landscape installation and maintenance including trees, plants, shrubs, lawn, etc.

• Perform tree trimming as required

• Pull weeds and remove trash as needed

• General maintenance duties may include repairing, installing, and maintaining items such as lights, windows, doors, plumbing, electrical items and others.

• Assist other staff members in their areas of responsibility as required

• Perform property maintenance as requested by supervisor and/or residents

• Perform other tasks as required and directed

Skills & Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.

• An ability to follow verbal and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions.

• Knowledge of the principles of landscaping and the use and maintenance of landscape tools

• Knowledge in irrigation maintenance and repairs

• Familiarity and comfort with the use of power tools including blowers, weed eaters, power washer, chainsaw, sprayer, etc.

• Proficient in speaking, reading and writing English as this position requires interfacing verbally with the public, residents, vendors, peers and supervisors.

• Ability to prepare written reports and complete log sheets.

• Bilingual Spanish helpful.

• Excellent general math skills.

• Ability to determine next level involvement for problem resolution.

• Must demonstrate good judgment.

• Ability to think and work independently as well as part of a team.

• Must be able to work well under pressure and deadlines, as well as work independently and prioritize time effectively.

• Ability to make decisions and solve problems creatively.

Education & Experience:

• High School Diploma or GED

• 2 years of experience in the maintenance field and/or irrigation management and repair

Physical Requirements & Working Environment:

• Must be able to lift 50 lbs. May be required to carry heavy equipment or materials up/down slopes and in uneven terrain for an extended distance

• Must be able to move, bend, stoop, and push/pull as appropriate for this physical job

• Must be able to stand and walk for extended periods of time, including walking on slopes or uneven surfaces.

• Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time

• Must have finger dexterity for typing/using a keyboard

• Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.

The work environment characteristics are normal maintenance/Landscape conditions.

• Consistent and regular attendance required.

• Exposure to dust, noise, paint and primer fumes, cleaning chemicals, pollens, and molds will be experienced.

• Some heavy lifting, standing, climbing.

• This position is an outdoor position. Applicant will be exposed to seasonal weather conditions which may include extreme heat, cold, wind, rain and snow.

Tools & Equipment Used:Â

• Possession of, or ability to obtain, an appropriate valid Driver's License and state mandated vehicle insurance.
