Position Overview:

A Building Maintenance Technician is responsible for the repair, maintenance, and overall operation of a building's systems and infrastructure. They ensure that the building and its various components are in good working condition, providing a safe and functional environment for occupants. This role requires a combination of technical skills, problem-solving abilities, and a strong attention to detail.

Key Responsibilities:

Routine Maintenance: Perform regular inspections, maintenance, and repairs on building systems and equipment, including HVAC systems, plumbing, electrical systems, and lighting fixtures. This involves hiring plumbers, electricians and HVAC technicians as necessary.

Landscaping: Maintain grounds by cutting grass and pulling weeds. Utilize four-wheeler to remove snow from parking lots, sidewalks and common areas.

Building Repairs: Address any building-related repairs promptly and efficiently. This may involve fixing plumbing leaks, repairing damaged walls or floors, replacing broken windows or doors, and ensuring that all building elements are in good condition and meet safety standards.

Equipment Maintenance: Maintain and service various equipment within the building, such as fire alarms, security systems, generators, and other machinery. Conduct regular inspections, perform preventive maintenance tasks, and coordinate with external service providers when needed.

Safety and Compliance: Ensure compliance with building codes, safety regulations, and environmental guidelines. Conduct periodic inspections to identify potential hazards or violations and take appropriate corrective actions. Keep accurate records of inspections, repairs, and maintenance activities.

Troubleshooting and Problem Solving: Diagnose and troubleshoot issues reported by building occupants or identified during inspections. Analyze problems, determine the root cause, and implement effective solutions to restore functionality and prevent future occurrences.

Emergency Response: Respond to emergency situations promptly and effectively, such as power outages, flooding, or severe weather events. Follow established emergency procedures, assess the situation, and take necessary actions to mitigate risks and protect occupants.

Vendor Management: Coordinate with external contractors, suppliers, and vendors for repairs, maintenance, and service contracts. Ensure that work performed by third-party providers meets quality standards and is completed within specified timelines.

Documentation and Reporting: Maintain accurate records of maintenance activities, repairs, and inspections. Generate reports on maintenance schedules, work orders, inventory, and equipment status. Keep track of expenses and maintain inventory of supplies and spare parts.

Qualifications and Skills:

  • High school diploma or equivalent; additional technical certifications or vocational training in maintenance or a related field is a plus.

  • Proven experience as a building maintenance technician or in a similar role.

  • Knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems.

  • Proficiency in troubleshooting and repairing various equipment and building components.

  • Strong understanding of safety protocols, building codes, and regulations.

  • Excellent problem-solving skills and attention to detail.

  • Effective communication and interpersonal skills.

  • Physical stamina and ability to perform manual tasks, lift heavy objects, and work in different weather conditions.
